Florida homestead rules can also affect who inherits and how the home can be sold, so it’s worth talking with an estate attorney early. Step 2: Protect the Home While You Decide

  • Insurance: tell the insurer about the change in ownership and occupancy; vacant homes may need different coverage.
  • Utilities, AC and pool: keep power and AC running to prevent humidity damage, and keep pool service going. A green pool costs far more to fix than to maintain.
  • Lawn and exterior: Starkey Ranch’s design guidelines still apply, and an overgrown yard can draw violation letters.
  • Fees: association dues continue, and the CDD assessment stays on the property tax bill. Keeping accounts current avoids surprises on the estoppel at closing.

Step 3: Decide How Much Preparation Makes Sense
