Gated villages, 55+ Esplanade, townhome areas and single-family villages carry different fees and attract different buyers. Homes nearer the State Road 54 entrance, pools, school and shops often draw more interest than those deep in the community.

Age of major systems

Most roofs here are relatively young, a real advantage. Original AC units and water heaters from the mid-2010s are now on buyers’ radar.

Builder & nearby competition

New homes at Soleta show no CDD and a low HOA, with builder incentives, and buyers also tour Bexley, Asturia and Longleaf. Your price has to make sense against all of them.

How I Price a Starkey Ranch Home

Florida master-planned communities are good for pricing because many homes were built in the same years, with similar plans and lot sizes. Starkey Ranch is a clear example. So I start as close to your home as possible: same section, same builder and plan where I can find it, then widen only as far as I need to.

I look at a meaningful sample, not two or three sales: closed homes, pending homes and active listings together. I adjust for meaningful differences like pools, lot premiums and major upgrades, then compare adjusted price per square foot.

Then I look at behavior. Some sections move quickly. Others reward patience. If similar homes sat for months and kept cutting their price before they finally sold, there’s no reason to repeat that. Pricing closer to where buyers have actually shown value lets you skip the line.

Why raw price per square foot misleads

Price per square foot is useful only when the homes are truly similar.

  • Smaller homes and villas almost always show a higher price per square foot than larger homes
  • A preserve lot or pool can add value that has nothing to do with square footage
