Practical, Analytical and Low-Pressure
I’m a REALTOR® with RE/MAX Champions, based at our office at 11541 Trinity Blvd., a few minutes from Starkey Ranch. Before real estate, my background was in finance and accounting, and it shows in how I work. Your home’s value is a real estate question. What that value means for your next move is a financial question. I help with both.
I keep the first phone call fairly short on purpose. I want to understand the basics, answer your immediate questions and set expectations. The real work begins when I see the property and meet you, because every home and every seller deserves an individual plan, not assumptions made over the phone.
Before I walk through your door
I research comparable sales, active competition, pending homes, neighborhood trends and your property’s details before our appointment. I start building your home’s file right away, so if you decide to move forward quickly, much of the groundwork is already done. Our time together goes to strategy, not data gathering.
The three questions I always ask
“Show me what you love about the house, what you’ve done to the house, and if you were staying another ten years, what would you do to it?”
Those answers tell me what you value, what you’ve invested in and what you already know a buyer will notice. I’m not there to judge a lived-in home or expect perfection at a consultation. Picture day and showings are when everything needs to shine.
“What Story Is This Neighborhood Telling Us?”
I price from evidence, not emotion. I start with the most comparable homes available, in the same section whenever possible. Florida communities like Starkey Ranch are ideal for this because so many homes share build years, plans and lot sizes. I look at a meaningful sample of active, pending and closed homes, adjust for differences like pools, and compare adjusted price per square foot.
Every neighborhood behaves differently. Some move quickly, others need patience; some reward aggressive pricing, others punish overpricing. If several similar homes sat for months and kept cutting their prices, I’d rather you learn from them than repeat them. Pricing closer to where buyers have actually shown value lets you skip the line.
Creating the “fall in love” factor
Plenty of homes are perfectly fine. Buyers walk through and think, “That one would work.” Very few create the reaction that makes someone picture their life there and write a confident offer. Even in slower markets, the beautifully presented, well-maintained homes, the “pretty cheerleaders,” are the ones buyers want most. That’s why every full-service listing gets professional photography, drone imagery and a 3D walkthrough, and why my marketing partner can add video, social reels and premium listing showcases.
Condition matters more than many sellers realize
Today’s buyers have choices, including new construction right inside Starkey Ranch. If a home clearly needs work, sellers often lose twice: fewer buyers come to see it, and the ones who do ask for bigger discounts. Ignoring needed updates rarely makes buyers ignore them, so I’ll tell you honestly, and kindly, what matters.
Flexible, Hands-On Service
Some homes are beautifully prepared in high-demand sections and need relatively little. Others need months of coordination, repairs, vendor management and communication. Charging the same for both isn’t practical or fair.
Silver
For straightforward sales: professional pricing guidance, a streamlined photography package, MLS exposure, contract negotiation and transaction management through closing.
Gold
What most of my clients choose: everything in Silver plus full professional photography, drone imagery, a 3D walkthrough, 2D floor plan, targeted online advertising and open houses when strategically useful.
Platinum
For estates, seniors, inherited homes and out-of-state owners: full marketing plus contractor and vendor coordination, repair oversight, estate sale and clean-out arrangements, and updates for family members far away.
Being full-service sometimes means doing more than marketing. I’ve cleaned neglected homes, revived green swimming pools, pulled weeds, mopped floors and cleaned appliances to get a client to the finish line. I don’t see that as outside my job description. Compare the service levels in detail.
