Your Four Options
- Sell first, then buy. The cleanest financially: you know exactly what you have to spend. A post-closing rent-back lets you stay in your home for a short time after closing while you move.
- Buy first. Possible if you can qualify carrying both payments, or with a bridge loan or home-equity line. Talk with a lender before you commit.
- Buy contingent on selling. Some resale sellers will accept it, especially when your home is priced to sell. Builders often won’t.
- Time a new-build closing. Builder completion dates move. Build flexibility into your sale’s closing date, or plan a rent-back.

- Register your agent on your first visit. The sales team in the model works for the builder. Most builders require your agent to be with you, or registered, at your first visit for you to have your own representation.
