Which homes will buyers compare mine to right now?
A strong answer names active listings and any new construction, and explains how you win the comparison.
What would you fix, and what would you skip?
You want a short, specific list tied to buyer behavior, not “update everything.”
What exactly does your marketing include?
Photography, drone, 3D tour, floor plan, online advertising, open house strategy: get it in writing.
What happens if we don’t get showings in the first two weeks?
There should be a plan, not just “let’s wait.”
How do you handle inspection requests and appraisals?
Experience with negotiating credits versus repairs, and with defending price to an appraiser.
How are commissions and buyer-agent compensation handled?
Since August 2024, compensation offers can’t be posted in the MLS and buyers sign agreements with their agents. A good agent explains your choices clearly.
Can I see reviews from past sellers?
Look for specifics: communication, pricing advice, problem-solving.
Full-Service vs. Discount vs. Selling Yourself
Selling yourself (FSBO) saves the listing fee, but you take on pricing against near-identical homes and builders, reaching buyers, screening and negotiating offers, managing inspection requests, and handling association estoppels and contract deadlines.
Discount brokers charge less by doing less. That can work for a simple sale, but ask exactly what’s included and who handles negotiations and problems.
Full-service agents charge more because they do more. The question is whether you need all of it.
That’s why I offer three levels of service: Silver for straightforward sales that need professional pricing, photography, MLS exposure and negotiation; Gold, chosen by most of my clients, adding drone, 3D tour, floor plan, targeted advertising and open houses when useful; and Platinum for estates, out-of-state owners and homes that need hands-on coordination.
